Project No. 36: Before & After Photos

This Interior Design project was another Spec Home for Restore 818 Inc. located in East Fort Lauderdale. The project presented challenges in both design and timeline since the property was put under contract before demolition was even complete. The buyers had a strict timeline for move-in due to a corporate relocation and unique family needs which cranked up the pressure.

The timeline on completing the project was so tight Janie had to forgo staging the home for photos. But the important thing was that the buyers were able to move-in with their family on-time just days before Christmas.

BEFORE
Named after the previous owner’s furry little dog the 3-bedroom 2-bath home had the right foundation to design this Spec home for Restore 818 inc. The structure had a traditional ‘stacked floor plan’ with the all three bedrooms on one side of the home. But on the opposite side of the house an area dedicated to a screened Florida-room provided the right amount of space for Janie to create a generous new Master Suite with an addition.
 
The home had a nice open flow for the living and dining areas. The kitchen however was walled off as was typical for most homes constructed in the 60’s. Access to the backyard was restricted to a single door all the way to the West side of the Florida-room. Another plus was the carport had the right base to build a new two-car garage, a ‘must-have’ in this in-demand East Fort Lauderdale neighborhood. 
AFTER

The house was gutted to the block with most interior walls demolished to create the new 3-bedroom 3-bath floor plan with two suites and a dedicated home office. The home was rebuilt top-to-bottom with all new sewers, water supply lines, HVAC, electrical system, impact glass windows and doors, and new roof to provide what is essentially all new construction except for the original slab and concrete block walls.  

The already open living and dining areas were made even better by opening the kitchen and creating 20-feet of sliding glass at the rear corner of the living area. The original Master Suite was opened to the new pool area with a new slider. The new Master Suite is bright and airy, with the large Master Bath and walk-in Master Closet rounding out the space of the new addition. Another challenge overcome was the design of the pool and generous outdoor patio areas in what others saw as an unusable backyard.
