This property was an interesting investment for Restore 818 directly access the street from the Lester Avery House. After watching Janie & JP transform the illegal multi-family into a gorgeous Designer Renovated Mid-Century Modern home which sold the first weekend on the market, the owner of Just Junior approached JP about partnering on renovating his neglected rental property. Restore 818 and the owner formed a Joint Venture and the transformation began.
This home had the right square footage to become one of the largest in the neighborhood, but it had a VERY funky floor plan that needed to be fixed. The owner grew up in the home, but the normal benefits of acquiring a single-owner home didn’t exist here after nearly two decades of abuse by renters. Ceilings were low, rooms sequestered and dark, the bathrooms barely functioned and some additions made no sense as constructed. All that means “let the fun begin!”
Janie overcame the design challenges with the floor plan by first positioning the kitchen at the heart of the home. Next came opening the living, kitchen and dining areas for total open concept living which allowed the free flow of light and people through the main areas of the home. The finishing touch on the floor plan was creating the in-demand split floor plan with the Master Suite in its’ own wing. The result as you can see in the before & after photos below is nothing short of amazing.
