Project No. 05: Before & After Photos

This Designer Rebuilt Spec Home was one the first investment projects completed by Janie and JP in Los Angeles. Ruby House and a dozen other projects in Los Angeles were the starting point for Janie as an independent Interior Designer and for their company Restore 818 Inc. Real Estate Development, the sister company to Studio 818.

BEFORE
The original structure of this home was built in 1934. Up until JP & Janie purchased this home it had suffered through a number of haphazard renovations. The worst of these was an addition in the 80’s which doubled the living area of the home. Unfortunately this addition also create an incredibly convoluted floor plan.
 
The neighborhood for this home was just beginning to be gentrified so the entire property was in really bad shape. Numerous structural improvements were required including new interior framing, new and re-sized openings for new windows and doors. 
AFTER

The entire interior was gutted with the floor plan reconfigured and the living room ceilings vaulted to 16-ft. The bright whites in the home are contrasted by the gorgeous ebony wood floors. A causal LA-vibe shines through with the colorful front entry, kitchen with butcher block counters and vintage clawfoot tub in the master bath.

On the exterior the black two story home is brightened by white trim and the bright green of Chinese Bamboo surrounding the property.
